Welcome potential buyer interested in my tiny home,

I’m posting the listing for my newly renovated tiny home on wheels here on my music teaching website (www.silvanimusic.com/tinyhome). It will also be listed on kijiji and facebook marketplace.

The tiny home on wheels (22′ x 8′ with loft) is currently parked just south of Rockwood at a beautiful 15 acre property. The basic outer shell (including insulated floor and insulated metal roof) was built on the trailer base in Muskoka in the summer-fall of 2023. When that phase of the construction was complete, I moved it to a land near Orton, Ontario (about a 2.5 hour drive) where I worked on the interiors and lived in it for a full year including the winter 23/24.

The Current State of the Tiny Home on Wheels

The home now sits in an almost-finished state. I just installed new flooring spanning the entire main floor, beefed up wall insulation, and removed the kitchen which was very basic and lacked a satisfactory plumbing system. I figured the next owner can design and install a kitchen of their preference, if at all. There’s electrical wiring throughout the space with AC outlets and DC lighting. It’s suitable for both solar powered living and a grid plug-in, you decide. If needed I’m happy to refer leads for installing solar panels, etc. There’s also a wood burning stove that comes with the house. It works beautifully to heat the space and create a cozy ambience as well as do some basic cooking. If you’d like to keep it in the current location the pipe outlet is built and sealed; the stove would be ready to use with an addition of a matching stand sold by the vendor I bought the stove from (Cubic Mini) as well as a heat shield behind the stove. The windowed loft space fits a queen size mattress and has overhead lighting as well as an outlet. It’s a great spot to sleep during cooler nights as it gets extra heated because of its elevation. 

This tiny home is a well-built, mobile, blank slate that can be adapted for many different purposes. With an addition of a simple plumbing system and an electricity source, it can easily be a full time residence. It can be parked on your land and rented as an Airbnb. It would also make for a beautiful retreat space. My wife is a professional interior designer and has generously offered to give a free phone consultation to the buyer geared toward their intended use of space. 

In my last trip to Canada to work on the tiny home (late July to early August, 2024), I wasn’t able to finish all the work I had hoped to, and unfortunately this is reflected in the photographs I have below. What didn’t I get to? A few cosmetic tasks. I have seven pieces of trim left to install (perhaps a half a day’s worth of work) and painting to complete (only another day or so of work, the paint has already been purchased). Alas, while I had accomplished a lot in a short time frame, my plane was leaving and I had to be on it to return to my new life and family there.
